Roof Replacement for Frisco, TX Homes

Frisco sits about 9 miles northwest of central Plano, TX, and stretches across parts of Collin and Denton counties. It is still growing fast. The Census counted 200,509 residents in 2020 and estimated 236,955 by July 2025.

Local history says the town took its name from the St. Louis–San Francisco Railway, known as the "Frisco," which put a watering stop here in 1902. Frisco Square, home to City Hall, now sits near the middle of it all.

Young Houses, Many HOAs

Census survey data shows that about four in five Frisco homes were built in 2000 or later. Still, the first big wave, from the late 1990s and the 2000s, has now had twenty-odd summers of sun and spring storms. Many of those roofs are due for their first replacement.

The City counts more than 200 HOAs. That means a lot of owners need a sign-off on color or material before any shingles are ordered. Texas law limits how far an HOA can go in banning impact-resistant shingles, as long as they look like the ones the neighborhood already allows. Read your HOA's rules first, then ask what the roofer would put up.

About 65.9% of Frisco homes are owner-occupied. The median owner home value is $642,100, and median household income is $150,212. On a house worth that much, the look of the new roof can weigh as heavily as the price.

Roofing Help Available in Frisco, TX

  • A first full replacement. The original decking has never been seen since the house was built. Ask the roofer to photograph it and note its condition. See full roof replacement.
  • Class 4 shingles. These are tested to UL 2218 for impact, and they come up often in HOA neighborhoods. Compare options under shingle roof replacement.
  • Checks after a storm. The roofer can photograph what they find and write it up. Any claim is your insurance company's decision. Read about storm and hail damage.
  • Metal roofs. Standing seam changes how a house looks from the street, so expect your HOA to want a say. More on metal roof replacement.
  • Repairs. A twenty-year-old roof with one worn slope may need a fix rather than a tear-off. Start with roof repair.

What the 2024 Frisco, TX Tornado Survey Found

On March 14, 2024, a National Weather Service damage survey team found signs of a brief EF-0 tornado near UNT Frisco. Peak winds reached about 85 mph. The path ran less than a quarter mile, and the survey noted only minor damage.

A short burst of wind like that can lift a run of shingles or pry loose a ridge cap without leaving much you can spot from the yard. If a storm rolls through and something seems off, a roofer can climb up, take photos and tell you what is really there.

Frisco, TX Permits and Contractor Sign-Up

The City of Frisco lists a reroof permit among its residential permits. When the new roof is the same material as the old one, the City lets that job use its self-service permit path. Ask your roofer which route fits your job, who will file it, and to show you the permit once it's issued.

Frisco also has general contractors register with Building Inspections before any permit is issued. Roofers aren't named on that list, so ask whether the roofer is registered with the City of Frisco. Questions about either rule go to the Building Inspections Division at the George A. Purefoy Municipal Center, 6101 Frisco Square Blvd.

Questions Asked in Frisco, TX

Does my Frisco HOA have to allow Class 4 shingles?

Texas law limits an HOA's power to ban impact-resistant shingles that look like the ones the neighborhood already permits. Your HOA can still have rules about color and style. Read the rules, send in any form the HOA asks for, and share its answer with your roofer before you sign anything.

Will a Class 4 roof lower what I pay for insurance?

It might. The Texas Department of Insurance says a Class 4 roof covering, tested to UL 2218, gets the highest credit an insurer offers. Each insurer picks its own amount, though. Ask yours what it gives before you choose, because no one else can promise a saving.

Is a permit needed to replace a roof in Frisco, TX?

Yes. The City lists a reroof permit, and a same-material replacement can go through its self-service path. Agree with your roofer on who pulls it before work starts. If you have questions, the Building Inspections Division is at 6101 Frisco Square Blvd.

My house is barely twenty years old. Is that too soon?

Not necessarily. Age is only one clue. Missing or curling shingles, granules piling up in the gutters, or a stain on a ceiling all say more. The roofer can tell you whether a repair will carry the roof a few more years.

Who actually comes out to look at the roof?

A local roofing pro handles the visit, the measuring and the written estimate. We take your request and set the time. Plenty of roofers make that first trip at no charge; it's still worth asking when the visit goes on the calendar.

Check the roofer and the permit

No state agency in Texas licenses roofers. Plano does have roofing companies register with the City before a roof permit is issued, so ask to see the permit itself.

Your deductible is yours

Under Texas law, the homeowner pays the insurance deductible. A roofer who offers to waive, rebate or absorb any part of it is breaking that law.

Three business days at your door

Sign a roofing contract at home and Texas generally lets you cancel until midnight of the third business day. No separate cancel right follows a claim denial.
