Roof Replacement for The Colony, TX Homes

The Colony sits in Denton County, about 11 miles west-northwest of central Plano, TX. Lewisville Lake forms its western edge, which is why the city calls itself the "City by the Lake."

The story of the place is mostly a story of houses. Local history says a homebuilder bought land around State Highway 121 in 1973. The first families moved in during October 1974, and the city incorporated in 1977.

From 1974 Tract Homes to Newer Builds

Census survey data shows about 35% of homes here were built between 1970 and 1989. Those are the tract years. A house from that first build-out has likely seen one or two replacements already, and many of those later roofs are wearing out in turn.

Newer construction came later, and the SH 121 corridor now holds Grandscape. So the age of a roof on your street can vary a lot. Two houses that look alike from the curb may be a decade apart on top.

The Census counted 44,534 residents in 2020 and estimated 46,196 in 2025. Owners live in about 59.8% of homes. The Census puts the median owner home value at $383,900 and median household income at $114,511.

Roofing Help Available in The Colony, TX

  • Whole-roof replacement. On a 1970s tract home, the old covering has to come off before the new one goes on. See full roof replacement.
  • Repairs. A few lifted shingles near the ridge don't always mean a new roof. Ask about roof repair first.
  • After hail or wind. The roofer can take photos and write a damage report. Your insurance company decides whether a claim is paid. Learn more about storm and hail damage.
  • Shingle choices. Architectural shingles are the usual pick, and Class 4 impact-resistant ones cost a bit more. Compare them on shingle roof replacement.
  • Metal. Some owners near the lake look at metal for its long life. Read about metal roof replacement.

Spring Weather by the Lake

We found no National Weather Service report that names The Colony, so we won't point to one. What we can say is that North Texas spring weather brings hail and strong gusts to this part of Denton County, as it does across the region.

After a rough spring evening, take a slow walk around the yard. Shingle pieces on the lawn or a pile of granules by a downspout are worth a second look, and a roofer can go up to check.

What The Colony, TX Asks of a Re-Roof

The City's re-roof sheet is clear: "For sheathing and/or roof replacements, a permit is required." When the work is done, a final inspection checks that the materials went on properly. The inspector needs attic access to look at the vent piping. If you'd rather skip the final, the City accepts a notarized waiver in its place.

The same sheet sets a few ground rules. The old covering must come off before the new one goes on, so no layering over. Unpackaged "seconds" shingles aren't allowed. Rotten decking or rafters get replaced as needed.

The City also says, "All contractors working in the City of The Colony must be registered." Ask the roofer to confirm that before you sign, and settle who pulls the permit. Building Inspections is at 6053 Main Street.

Questions Asked in The Colony, TX

Can a new roof go over the old one in The Colony, TX?

No. The City's re-roof sheet says the previous covering must be removed before the new one is applied. That rule also gives the roofer a clear view of the decking. Any rotten boards or rafters found once it's bare get replaced as needed, so ask how the estimate prices that.

Why does the final inspection need my attic?

The inspector checks the vent piping from inside the attic as part of the final. Clear a path to the attic opening before the visit. If you'd rather not have the final, the City accepts a notarized waiver instead; ask the roofer what they would check in that case.

Does the roofer have to be registered with the City?

Yes. The City says all contractors working in The Colony must be registered. Ask the roofer to show that before you sign anything, and ask who will pull the re-roof permit. Building Inspections, at 6053 Main Street, can answer questions about either.

My house is from the 1970s. Is it on its first roof?

Probably not. Most houses from the first build-out, now some fifty years old, have had at least one replacement. Ask the roofer to check for leftover layers and soft decking, and to photograph the bare deck once the old shingles are off.

Who does the inspection and estimate?

A local roofing pro, not us. We take the request, answer what we can about the City's rules and costs, and book the time. Many roofers do the first visit at no charge; confirm that when it's scheduled so nothing comes as a surprise.

Check the roofer and the permit

No state agency in Texas licenses roofers. Plano does have roofing companies register with the City before a roof permit is issued, so ask to see the permit itself.

Your deductible is yours

Under Texas law, the homeowner pays the insurance deductible. A roofer who offers to waive, rebate or absorb any part of it is breaking that law.

Three business days at your door

Sign a roofing contract at home and Texas generally lets you cancel until midnight of the third business day. No separate cancel right follows a claim denial.
